Villago Neighborhood Information
Villago homes for sale are a part of Casa Grande’s largest master planned community with walkways, picnic areas, tot lots, acres of lakes and Villago Middle School.
Planned features include 2 elementary schools, a junior Olympic-sized swimming pool and large family pool as soon as the community can support it.
To help support this growing community an extra tax is imposed on top of property taxes and monthly HOA fees. This tax is called a City Facilities Development tax (CFD tax) which you’ll receive with your property tax statement. The CFD tax to home owners in Villago will run approximately $400+ a year and estimated to last through the year 2027 or until the community is built up enough that HOA fees cover the maintenance. Pinal County issues the tax statement and you may want to contact the City of Casa Grande for any updated information about this tax.
All 5 original builders that started this community have left. For a short time between 2010 through 2011, Beazer Homes was the only builder pioneering the way to keep Villago growing. Beazer was building their higher end product, eSmart homes, that is 100% ENERGY STAR® efficient. More water conservation, more features to improve indoor air quality and other energy efficient upgrades such as solar panel roof tiles that result in up to 46% in energy savings.
In my opinion, this is a well planned community that just had it’s growth hindered. Villago will one day be an elevated quality of life for it’s residents just as it was designed to be. Will you be there to watch it evolve?
