Villago Neighborhood Information
Villago is Casa Grande’s largest master planned community. There are many walkways, picnic areas, tot lots, acres of lakes and Villago Middle School.
Originally planned features included 2 elementary schools, a junior Olympic-sized swimming pool and large family pool. It’s too bad the pools were put on the chopping block.
On top of property taxes and monthly HOA fees is a City Facilities Development tax (CFD tax). Homeowners in Villago may see approximately $400 in CFD tax per year on the property tax statement. So, once Villago is built up enough that the HOA fees will cover the maintenance, the CFD will be eliminated. This CFD tax has been estimated to last through the year 2027. The 4 original builders who started this community in 2006 were Greystone, Lennar, Taylor Morrison and Fulton. For a short time between 2010 through 2011, Beazer Homes was the only builder pioneering the way to keep the subdivision growing. Beazer built their higher end product, eSmart homes. These were 100% ENERGY STAR® efficient with more water conservation and features to improve indoor air quality. Beazer offered other energy efficient upgrades such as solar panel roof tiles that resulted in up to 46% in energy savings as well.
