FAQ: Every agent has access to the MLS, what is the advantage of working with you?
A: Helping you buy a home is more than just finding one. It takes expertise in negotiating. Following up from contract to closing is very important. Most importantly is having a working relationship with the title companies and other agents in the marketplace. You want to be working with someone who understands what it means to ‘play well with others’. You also want an agent who has the ability to look out for your interests at the same time. I am a Buyer Specialist so, buyers are my specialty.
FAQ: What qualities do you offer as a realtor?
A: As you will see by my testimonials and Zillow reviews, my honesty, integrity, knowledge of the purchase process and responsiveness are the most valued qualities I have to offer my clients. A couple of those testimonials are results of my creative negotiating skills in order to make a successful home purchase. I even help a buyer purchase a home the builder lost inventory of and claimed they didn’t own.
FAQ : Why do you sell so many homes?
A: My first 10 year’s were dedication as a buyer’s residential specialist only. Now I limit myself to only a handful of sellers at a time. This has helped me become proficient in my skills. Resale homes and builder homes for sale are all part of my portfolio. My testimonials and referrals gain me additional recognition to which new buyers and sellers become more familiar with me and my team. Every industry has people who, through their drive and passion, manage to excel. Add my experience, product knowledge, effective marketing, plus my skilled team and resources to get positive results.
FAQ: If your commission is based on the sale price, how can I be sure you will try to get me the best deal?
A: I am your agent and I must put your interests ahead of everyone else’s – including my own. No commission would be enough for me to violate my duties to you and tarnish my reputation. Word of mouth keeps me in business.
FAQ: What if after I’ve worked with you, I decide to look in another area?
A: I am qualified and willing to help you find a realtor to meet your needs should you eliminate my area of expertise. I have access to databases of realtor credentials. I have the experience to know what to look for when interviewing realtors. This process can take as little as 24 hours up to usually no more than 72 hours. It depends on how many agents meet the criteria before the interview process begins. You may also choose an area of which we have already vetted an expert. Then we would contact and make sure they are available to take on another client.
FAQ: Shouldn’t I pick an “area specialist”?
A: It makes sense to work with an agent that not only shows homes for sale but, lives in the area you’re looking to buy a home in. A home is a part of the way you live your life. In my opinion, ONLY an area specialist can truly help you find a place to call home. Other important points in selecting an agent are experience, track record, and marketing skills. Computers, the Internet, and cell phones have helped home buyers find homes and get better ideas about most anything they want to know about different areas. Only a local specialist will be able to give you knowledge and experience of actually living there. Area specialists are more familiar with the history and current events that may affect your purchase. They are also familiar with local vendors and other contacts that may be helpful in making your decision to buy.
FAQ: I’m out of town. Can you handle the transaction for me or will I need to come back to town?
A: My assistant and I can take care of all the details without you needing to come to town. From finding available homes for sale to signing your closing documentation and getting your keys. We have handled sales with clients living in other countries even. We have even sold homes without the buyer ever seeing them physically. Our video, still pics and other technology help you get the most virtual experience possible to make your decision easier.
FAQ: Will you be representing me or the seller?
A: All realtors represent the seller on any home for sale listed within their company. So, what happens if a buyer and seller are working on a transaction within the same brokerage? This would fall under the category of “Dual Agency”. In that scenario, unless you have instructed us in writing otherwise, Keller Williams Legacy One Realty would represent both parties. Fortunately, your chances are slim at getting the same realtor that has already been representing the seller due to our structure of Buyer & Seller specialists. However, neither buyer or seller would be advised to the detriment of the other.
FAQ: What can I expect if I want to build a new home?
A: You’ll be buying from a professional seller, the builder. This can lead to a different dynamic both in negotiating and throughout the entire building and transaction processes. Builders do not negotiate lower prices if you waive your right to a realtor. Builders also don’t charge you extra for having a realtor. So, why not have a realtor?
