The actual Arizona MLS has the most accurate listing data. It is the source that provides Internet Data Exchange for 3rd parties such as Zillow, Redfin and even Realtor.com.  Such 3rd party websites are only able to pull limited data from our MLS for their viewers because they are nationwide and not privy to each state’s local online status terminology. (ie. Active with Contingencies or AWC also means “Pending”, hence the public-facing “Active” status is reflected when it really it in pending a contract with contingencies as little as a buyer using a loan.) The list of potential active statuses goes on so, these sites are incapable of changing for each state and their multiple MLS’s. Therefore, only one active status is given so they are able to capture the leads.
