PhoenixMart in Casa Grande? What’s With That Name?

Why call this global sourcing city PhoenixMart when it’s not in Phoenix?

A Phoenix For PhoenixMart

It’s not because it’s in Arizona just outside of Phoenix. It’s also a common misconception that Dragon Mart in Dubai had something to do with it because that facility has often been used to compare the business model that PhoenixMart emulates. Just to clarify, Dragon Mart and PhoenixMart are not in any way related or affiliated with each other either.

For many years, the US was the leader in manufacturing worldwide.

 Over time, with other countries entering the global market and the shift of US products being manufactured offshore, our great country lost that leadership. Now, we have seen the huge ‘reshoring’ efforts of major companies that are bringing their manufacturing BACK to the US as they found that offshoring was sacrificing too much quality in their products. In addition, the demand for US made products has been increasing quickly worldwide. Logically, the name PhoenixMart was chosen to represent the resurgence of American manufacturing in the global market. Like the Phoenix rising from the ashes, we will once again be the worldwide leader in quality products.

The story of a mythical bird, the phoenix, symbolizes renewal as it obtains new life by arising from the ashes of its predecessor. The name PhoenixMart was chosen well before the U.S. location was ever decided. Did you know New Jersey was in close running?

Coincidentally, the phoenix’s physical features emphasizes the phoenix’s connection with the sun. All the more appropriate for PhoenixMart to be located within the Arizona Sun Corridor. Ultimately the resurrection of U.S. manufacturing and distribution via this global commerce center, PhoenixMart, was chosen to emerge right here in my home town of Casa Grande, Arizona.

New Homes For Sale In Casa Grande Built By D.R. Horton

NewHomeConstruction-DRHortonIn 2015 Builder Magazine reports that D.R. Horton has been voted America’s #1 Home Builder for 12 years in a row. In my experience, the integrity of D.R. Horton is impressive.

As a Buyer Specialist, I have represented many buyers in their purchase of a newly built home for sale by D.R. Horton. I have also purchased a D.R. Horton built home myself in 2006. Although you may have some minor bumps in the road, my communication with them resulted in a quick and positive outcome. Their customer service and warranty departments have really earned my business, referrals and trust.

I prefer to share one of my experiences because it really helps show perspective so you can be realistic in your expectations. Within the first week of my purchase of a D.R. Horton built home, I had a flood. It turned out the sewer was not connected. D.R. Horton did not hesitate getting a plumber out to fix it right away. The plumber did not hesitate telling me how horrible D.R. Horton is because he’s been coming out for the same issue on other homes they built in my neighborhood. With my previous experience working in new home construction, I looked into it further before pointing fingers. I found that there was no way D.R. Horton could have known because the City had signed off that the sewer had been connected and gave D.R. Horton the ok. My experience has helped solve and even prevent issues with buying a home from a builder.

Need insight on buying a new home for sale through a builder?

Buying A New Home Through A BuilderEver wonder why you might want a realtor when you buy a home for sale by a builder? The most simple reason is because the price for it is already included. Builders don’t give discounts if you don’t use a realtor. Furthermore, without a realtor, you are without representation. Should any issues come up, you must know how to handle them yourself. The salesperson in the builder’s office represents the builder only. They are there to sell the homes and keep you in the contract through closing.

  • Most new home builders have site registration policies that require your realtor to accompany you on one of your first few visits. Don’t risk waiving your representation by making your first visit to them alone. Afterall, the cost of a realtor is already built-in to your costs and is not negotiable. In some cases you may have your realtor contact the builder and register you so that you may take your first visit without waiving your representation. Just be sure that you are first introduced to the builder by your realtor wether it is in person, over the phone, email or via online registration.
  • Builders rarely reduce price for any reason because once they do, those prices are public so every new buyer that follows wants those prices as well. If you want to try to negotiate, have your realtor research the builder’s negotiating style on prior new homes they have built and sold. Your realtor may also have previous experience with the builder so, they may already know a particularly effective way to approach the offer.
  • In many cases, builders will not advise buyers of their right to conduct an independent inspection through a licensed home inspector who inspects your home in different stages of the building process. Your realtor should help coordinate those inspections for you.
  • Builders use their own customized purchase agreement in place of the standard forms commonly used. Get a copy of the builder’s purchase documents and Home Warranty policy so you may review it in advance and be prepared to address any concerns upfront.
  • Shop lenders for the loan that is best for you, not for the builder. In some cases, the preferred lender is the only option. Just don’t assume that is the case for you. Your realtor should also be able to help you with that. It’s reassuring for the builder to hear about your qualifications from their lender, even if you don’t wind up using their lender so, you’ll probably still be required to be pre-qualified by their lender.

Bottom line is, Find a great realtor and you won’t have to worry about anything.

Why do you want to sell your home? When your home does sell, where do you plan on moving?

How long are you going to try and sell your home on your own before exploring other options?

PhoenixMart Construction Really Did Start in 2014

PhoenixMart Construction Of Entry Complete

After overcoming so many challenges to be expected on such  a mega project like this, it’s impressive to see the dirt moving and taking form already. Starting with their historic ground-breaking back in early November of 2013 and now the completion of their entryway monuments, PhoenixMart IS progressing! The PhoenixMart construction project is split up into horizontal work, the building itself, and 3 different infrastructure projects. You may not see this work but, that doesn’t mean that nothing is happening.

  1. Horizontal Work – Began this summer of 2014 with the entryway signage. You’ll continue to see roadways and other grading as well.
  2. The Actual Building – Starting some time in the last quarter of 2014, presumably by the end of November. Yes, before utilities. No worries, it’s ok.
  3. 3 Infrastructure Projects – Electric, Sewer, and water are expected to begin by the beginning of the new year. This will not change the progress of construction.

They have looked into “Green” products and will continue making an effort to be as energy efficient as possible. The Casa Grande-based Electrical District No. Two, or ED2, is designated to the site and doesn’t have incentives to make solar financially feasible for the site.

When might we see the grand opening of PhoenixMart?  

They are still shooting to have the grand opening at the end of 2015. That grand opening all hinges on how things progress once vertical construction happens.  That may just push the grand opening date to the very beginning of 2016. They say the building itself is a simple tilt-wall construction and can be completed within 12 months of it’s start date.  I guess we’ll just have to wait and see how the PhoenixMart Construction goes. To their credit, they have been pulling things together most impressively in my opinion.

Save On Moving Costs

Save On Moving Costs: Before You Move, Have A Garage Sale or Donate Unnecessary Items – The more you get rid of before you start packing, you’ll have less to box up, less to move and maybe even be able to rent a smaller moving truck or POD. For bigger pieces of furniture, you may want to be sure it will fit in your new home before you go through the hassle of moving it carefully and finding out it won’t work at the new home.

Save On Moving Costs: Pack Up and Drive the Moving Truck Yourself- Your biggest savings will come with your readiness to pack up all of your belongings yourself. If you are moving far away and can’t drive yourself, you can still pack up your belongings and fill up a POD. Hire your family or friends to load everything up or unload everything for the price of a pizza party.

Save On Moving Costs: Score Packing Materials For Free – Try finding free boxes in the free section of Craigslist.org. After your move, you can list them back on Craigslist as well. Recycle and make someone’s day. Ask your local wine store, cafes, Starbucks and other similar stores that get deliveries all the time and just want to get rid of their boxes. Instead of bubble wrap, use your towels, dish cloths, and fabric napkins to wrap your fragile items.

Save On Moving Costs: Buy Packing Tape At The Dollar Store – Sometimes you can even find brand name packing tape at a dollar store. If you’re moving far, you may want to double up on the tape.

Building A Home With A “Big Box” Builder

Building a new home is exciting. There are many things to consider within the planning stage so there are less regret and costs to retrofit after the home has been completed. I created this list of upgrades and inspections according to building with the “Big Box” builders. Custom home construction is much more elaborate and not referenced in this post.

I always recommend using a realtor when working with a new home builder. Yes, there are sales people in the builder’s office to help you but, they are not allowed to represent you. They only represent the builder. They do not charge extra and you do not lose incentives if you have a realtor. Nothing changes for you other than you have a licensed representative on your side at the cost that is already built in to the price. You pay for it either way so, why not?

Upgrades and inspections are what I’ll be addressing in this article. First of all, you’ll want to know which upgrades may be best left to the builder and which you may be able to save on by leaving it for a future date.  [Read more…]
