Save On Moving Costs: Before You Move, Have A Garage Sale or Donate Unnecessary Items – The more you get rid of before you start packing, you’ll have less to box up, less to move and maybe even be able to rent a smaller moving truck or POD. For bigger pieces of furniture, you may want to be sure it will fit in your new home before you go through the hassle of moving it carefully and finding out it won’t work at the new home.

Save On Moving Costs: Pack Up and Drive the Moving Truck Yourself- Your biggest savings will come with your readiness to pack up all of your belongings yourself. If you are moving far away and can’t drive yourself, you can still pack up your belongings and fill up a POD. Hire your family or friends to load everything up or unload everything for the price of a pizza party.

Save On Moving Costs: Score Packing Materials For Free – Try finding free boxes in the free section of Craigslist.org. After your move, you can list them back on Craigslist as well. Recycle and make someone’s day. Ask your local wine store, cafes, Starbucks and other similar stores that get deliveries all the time and just want to get rid of their boxes. Instead of bubble wrap, use your towels, dish cloths, and fabric napkins to wrap your fragile items.

Save On Moving Costs: Buy Packing Tape At The Dollar Store – Sometimes you can even find brand name packing tape at a dollar store. If you’re moving far, you may want to double up on the tape.

As you will see in the above graph, the market already had a major spike and then dropped drastically. That drop caused another smaller frenzy again that drove prices back up to reasonable, average pricing again. Yes, we’ve cycled back to a more normal housing market. Now that it has corrected, you should expect to see about the usual 6-9% increase in Arizona home prices over the more recent years to come. Insufficient regulation is one reason he expects another real-estate bubble to surface within 15 years. “I would bet my life on it,” says Mark Calabria, at the public policy research organization of Cato Institute. Short sales are not for everyone. Not only can they take 30 up to many months for the sellers’ bank(s) to approve or disapprove of the short sale but, should an approval be awarded; the purchase price and terms can also be changed.

To Sell Or Not To Sell A Short Sale

In order to do a short sale successfully, you must have some sort of hardship for not being able to fulfill your mortgage obligation. Most common hardships are not able to make your current payments or having to relocate.

Your Mortgage company will be taking all sorts of financials from you, very similar to the documentation needed when qualifying to buy a home. You may want to contact your mortgage company to see if they think you have a good chance to qualify before you go through their daunting short sale process. They may even have an online questionnaire to help you determine the possibility.

You may also want to talk to your current mortgage company about a loan modification instead. It used to be you needed a hardship for that as well but some banks are doing them now and it usually only takes a brief over the phone questionnaire to find out if you’d be eligible.

As of now, the 2 year limit you may have heard about is partly true. The minimum 2 years to wait to buy a home with a mortgage after a short sale is only if you have a minimum 20% down payment as well. It will also depend on your personal situation at the time when qualifying with the lender you’ll use to buy.

PhoenixMart Rumors – March 2013 Update

This update comes from the Mayor of Casa Grande, Bob Jackson at his annual State of The City Address. You can watch the Mayor’s State of the City Address on Cox Channel 11 on Monday, Wednesday, Friday and Sunday at 8:30 a.m. & 6:00 p.m. It’s also airing on Tuesday, Thursday and Saturday at 8:00 p.m.

AZ Sourcing, the developers of the PhoenixMart project, are working on securing all of the necessary paperwork and permits from the different entities involved. The US Department of Commerce also needs to approve VISAs for investors to solidify the financing of the project. According to the mayor, the new 1.75 square foot commercial complex is expected to create 3,000 direct jobs in Casa Grande with an initial investment of approximately $150 million in building and infrastructure. Most of the investment for the construction of the project will come from foreign sources under the Federal Immigration EB-5 Program.

There is not a projected ground breaking date as of yet.

PhoenixMart Rumors – October 2012 Update

October 2012 PhoenixMart Rumors

I recently spoke with former City of Casa Grande councilman and current candidate for Pinal County Supervisor, Steve Miller. He has been keeping in touch with the Pres. of AZ Sourcing who is behind the PhoenixMart project.

The EB-5 immigrant investor program I’ve discussed in my blog posts have been fulfilled by the Chinese which is the part of the story most of the public is hearing that may be taken out of context. PhoenixMart rumors have it that the project has met the funding requirements. However, the project was not just being funded by the Chinese. As I mention in the blog, only 1/3 was coming from the Chinese. Another 1/3 was to come from the U.S. and another 1/3 from Europe.
It is typical for people of the U.S. to wait until after an election to make any major financial decision. A small portion of the 1/3 needed from the U.S. is there but, there’s speculation the rest wouldn’t come until some time after the election.
The other issue is the 1/3 coming from Europe. With the European economic crisis, there aren’t many investors to fill the 1/3 needed to fund PhoenixMart at this time either.
Although permits are being  Steve miller put it, ” I wouldn’t hang my hat on PhoenixMart. I don’t see it going away. I just don’t see it in the near future”. He goes on to explain that the government timeline for the EB5 program doesn’t begin until ground breaking. To begin construction, all investors MUST be in place for them to break ground.
The lack of certainty in today’s economic markets is going to be the cause of further delay of PhoenixMart.

Is PhoenixMart Advancing?

According to Mayor Bob Jackson, the only hold up for this project is the processing time for an EB-5 application. When the project began, the processing time through Washington was only 2 months. It is now 8 months to get through the process which has added 6 months of a delay. Ground breaking is now planned to take place by the end of 2013 with an estimated opening day in February of 2014.
