Wish you could search for homes like an agent, day or night, & get all information from one easy to use website?

We all know it doesn’t take a REALTOR® to find a home. That is not the only reason you go to a REALTOR®. As a buyer, you want to see homes now and get a REALTOR®  involved when you want them to be. Now you can search the Arizona Regional Multiple Listing Service just like a REALTOR® and decline REALTOR® services until you decide you’re ready for them.
By declining REALTOR® services you’re declining to be prepared should you find a home you may want to buy. Everyone’s heard of the “Buyer’s Market” and “Seller’s Market” but have you learned all the different strategies of buying in the ever-changing real estate market? Every market is changing with different buying strategies including loan strategies which is where your REALTOR® and your financial source comes in. Just looking at homes is one thing but when you know you’re ready to buy, a REALTOR® will help you prepare to be ready to help facilitate whatever the current market is experiencing.

Why get qualified for a loan first? Pricing is not the only reason to get qualified for a loan. There are many other variables of the loan program you choose that your REALTOR® needs to know in order to appropriately advise you. Your loan officer,  REALTOR®, and you should all get a game plan prior to scheduling homes to view. Even getting proof of funds if you’re paying cash will be required and highly beneficial in getting your offer accepted so, be prepared so you don’t lose the house to a prepared buyer that came along just in time to take the house you wanted.

I think this railroad transfer center project is going to be a huge benefit for my home community of Casa Grande, AZ. I am a realtor that has focused on home buyer’s needs in Casa Grande since 2005.
I believe I moved here for the same reason this area was chosen for the Phoenix Mart project. I wanted to be part of the growth spurt that is bound to happen. Being between two major cities and having access to 2 major highways and the railroad, Casa Grande is prime to see a record breaking rebound from the recent effects of the economy. We’ve made such headlines before and now I think the completion of Phoenix Mart and the Union Pacific Railroad transfer center will put us in the headlines again. [Read more…]

This is just information to consider when deciding on purchasing a short sale. Short sales are getting approved but you need to know what you may be getting into.

A short sale is a situation where a property seller needs to sell their home “short” of what they owe on their mortgage. It is an alternative to foreclosure where the mortgage company must agree to a reduce the payoff for the sale to proceed. The seller cannot make money on a short sale situation and if the short sale is approved by the bank, the seller is not obligated to accept the approval. What are some possible affects a short sale has on the seller’s taxes and credit? A realtor must refer sellers to an attorney or tax adviser to assess your individual case.

 What is a deficiency judgment?

The difference between the mortgage balance and the discounted amount will be the total that the lender may seek a deficiency judgment against the seller who sold their home “short” of what they owed on their mortgage.  If granted, this judgment may affect the sellers and their credit report just as any other judgment. Likewise, the same judgment can be sought after if the seller has let their home go back to the bank and the bank sells it at auction for less than what was owed. A seller may back out of the short sale without obligation to the buyer if they don’t agree with the terms of the approval. [Read more…]

Pinal County has received funds that must be used to assist in the redevelopment of abandoned and foreclosed homes. The specific neighborhoods chosen are known as “areas of greatest need”. These neighborhoods have been and continue to be damaged by the economic effects of properties abandoned or foreclosed.

Pinal County has determined the most effective way to utilize these funds is to assist the home buyers that purchase such homes in these target neighborhoods to live in them as their primary residence full time. This incentive comes in the form of either down payment assistance, closing cost assistance, or rehabilitation assistance. You MUST qualify for not only the program, but also a mortgage loan with an NSP approved lender. You may qualify for one and not the other so, be sure you are qualified for both before you find a home to put an offer on.

PhoenixMart PAD Is Approved

Well, it happened Tuesday, January 17, 2012. The City Council of Casa Grande approved the PAD for PhoenixMart by a unanimous 7 to 0 vote. Ground breaking is planned to take place by the end of 2012 with an estimated opening day in February of 2014.

Finding The Right Home To Buy

With all the choices in today’s market, how do you go about finding the right home to buy? It seems the more research you do, the more alternatives you discover.

It’s important to visualize your needs and plan ahead. “Know what you want in a home, what’s important to you, and what you can live without,” Jennifer Srock of Keller Williams Legacy One Realty says. “Many of us start out with a champagne taste and a beer pocketbook, so it’s important to be realistic,” She adds.

Where and what you buy will affect you for as long as you live in the house. “Get your priorities in order before you start looking or even talk to a real estate broker or sales associate,” Srock says.

For first-time home buyers this is a new experience. It’s especially important to do your homework. If you currently own a home, you know exactly what’s lacking. You may need another bedroom or bathroom, or a good school nearby. It makes for a slightly easier experience in finding the right home to buy.

First, decide where you want to live. A big part of the answer hinges on where and how you earn a living. If your job requires a lot of reading or is quite stressful, public transportation may offer valuable time to sit quietly. “Regardless, you should practice the commute in rush hour before you make a commitment. A seemingly quiet road can transform into gridlock during peak hours,” Srock cautions.

People with children have other major considerations: school and safety. If you plan to send your children to private schools, you can live where you want assuming you can easily arrange transportation. On the other hand, a lavish public school system may indicate high local real estate taxes. Check them out.

Obviously, lifestyle is an important consideration. People who frequently dine out, go dancing and attend the theater probably belong in the city or a close-in suburb. “In other words, make sure you’re in close proximity to the things that matter most,” Srock says.

It used to be that homes came in a limited variety, but today, you have many choices. In addition to the traditional single-family home, you can buy a townhouse, condominium or apartment condominium or co-op.

In planned unit developments (PUDs), you can find almost any combination. In condos and other such communities, make sure the rules and regulations, as well as the by-laws, match your lifestyle. This type of housing is great for people who want to own their own space without being responsible for mowing the lawn or repairing the roof; a management company handles that.

On the other hand, you’ll pay fees for these services. “In addition to checking the documents and financial soundness of the homeowner’s association, you must determine if the monthly fees are worth the services and additional amenities such as a swimming pool or exercise room,” Srock explains.

Affordability can be a factor not only in the type of housing, but whether it’s new or an existing home. Old houses often have character such as fine woodwork or interesting nooks and crannies not normally found in new homes. They generally sit on landscaped lots with mature trees and grown bushes.

New homes may cost more, but you can make many more decisions on amenities, colors, carpeting and fixtures. “Make sure you’re dealing with a reputable builder, bring your own realtor with you, and review all documents, Srock says.

Selecting a real estate professional is an important first step in beginning your search. “Ask for personal recommendations to find an individual who is knowledgeable about the neighborhood and has access to the local Multiple Listing Service,” Srock says. Make sure you feel confident about his or her knowledge and skills, and understand the business relationship that you have established between you.
