 Why Is A Home In Casa Grande, Arizona so desirable?

Location:

At an elevation of about 1395 feet, Casa Grande is strategically located at the intersection of two major interstates, I-8 and I-10. It’s just 45 minutes south of the Phoenix Airport and an hour north of Tucson. Running through Casa Grande, the Union Pacific Railroad’s mainline is like an interstate to the world as it runs goods that get shipped to Asia. All of which is an economic developer’s dream.

A home in Casa Grande is part of a smaller community where housing is more affordable than the two bigger cities it sits between. With a population of over 50,000 in 2013, the previously known as “bedroom community” is growing fast. We now have a Westcor shopping center, The Promenade Mall, Sam’s club and plenty of grocery and retail store options. Chandler is only about a 30 minute drive if you enjoy shopping in the big city.

Weather:

Our warm season runs from the end of May through late September with an average high of 96°F and average low of about 76°F. On average, July is our warmest month around 107°F for the high and December is the coolest month around 68°F for the high.

Housing Market Information:

Over 50% of Casa Grande’s housing was built since 2000, making the city’s housing and real estate some of the newest in all of America. A home in Casa Grande has a newer feeling and fresh first impressions. Home construction continues to get more energy efficient so, if you like the amenities of newer homes, you will probably like what Casa Grande has to offer.

10 Tips For Buying After a Foreclosure or Short Sale

  1. Maintain employment and avoid any gaps between jobs. You will need to show current employment of 24 consecutive months within the time of your purchase.
  2. Make sure all of your debts are paid on time with no late payments for at least 24 months.
  3. Pay all debts down to 30% or less of the max limit.
  4. Pay off all collections, liens, and judgments.
  5. Clear off all disputes on your credit.
  6. Do not establish new credit such as a new car loan or credit card for a department store or furniture store. Don’t try qualifying for any purchase on credit until after you have the keys to your new home.
  7. Maintain your positive credit history. Do not close any accounts in positive standing. 
  8. If paying rent, do not pay with cash. Pay on time with checks so you have documentation showing a viable rental history of paying in full on time.
  9. Save as much money as possible for your down payment and closing costs.
  10. Consider joining a credit monitoring service so you can track the improvement of your credit.

As you will see in the above graph, the market already had a major spike and then dropped drastically. That drop caused another smaller frenzy again that drove prices back up to reasonable, average pricing again. Yes, we’ve cycled back to a more normal housing market. Now that it has corrected, you should expect to see about the usual 6-9% increase in Arizona home prices over the more recent years to come. Insufficient regulation is one reason he expects another real-estate bubble to surface within 15 years. “I would bet my life on it,” says Mark Calabria, at the public policy research organization of Cato Institute. Short sales are not for everyone. Not only can they take 30 up to many months for the sellers’ bank(s) to approve or disapprove of the short sale but, should an approval be awarded; the purchase price and terms can also be changed.
