Green Manufacturing Reduces An Intense Climate Changer

It’s A Location For Green Manufacturing

Did you know Pinal County officials want the county to become greener through renewable energy operations to fuel broader economic development? With over 3,000 acres of solar, the ethanol plant in Maricopa and the anaerobic methane digesters at the Stanfield biogas (bio-gas) plant, it appears Pinal County is indeed moving toward it’s goal of being a “green” county. Well, maybe that’s what I’d say if I knew what the heck an anaerobic methane digester is. 

I had an informative meeting with Pinal County Supervisor, Stephen Miller today. I walked out with inspiration to look further into reducing emissions of methane from livestock and to write this post. 

Anaerobic digestion is a series of biological processes in which microorganisms break down biodegradable material in the absence of oxygen. One of the end products is biogas (bio-gas) which is combusted to generate electricity and heat, or can be processed into renewable natural gas and transportation fuels. An anaerobic digester facilitates the process.

According to www.onegreenplanet.org,“methane, the gas produced extensively by the livestock industry worldwide, traps up to 100 times more heat in the atmosphere than carbon dioxide within a 5 year period, and 72 times more within a 20 year period. The good news is that methane also leaves the atmosphere within a decade. This makes for a short-lived, but intense climate changer.” 

So, what do we do about it? According to the Environmental and Energy Study Institute, “Using stored biogas limits the amount of methane released into the atmosphere and reduces dependence on fossil fuels. The reduction of methane emissions derived from tapping all the potential biogas in the United States would be equal to the annual emissions of 800,000 to 11 million passenger vehicles. Based on a waste-to-wheels assessment, compressed natural gas derived from biogas reduces greenhouse gas emissions by up to 91 percent relative to petroleum gasoline. According to the EPA, “From 2000 through 2018, anaerobic digesters on livestock farms have reduced direct and indirect emissions by 39.6 MMTCO2e.” (million metric tons of carbon dioxide equivalents). PLEASE help me find a more relatable conversion and send it to me. I’d rather not share what I think I was able to find because I’m not sure enough. 

The biogas, or the methane and CO2 that was produced and emitted into the atmosphere is now being captured in the top of digester tanks at the biogas plant and cleaned up into natural gas.  Parts that are not digested are still highly valuable fertilizer that goes back to farmland. Liquid digestate can be easily sprayed as fertilizer, reducing the need for synthetic fertilizers. Located just outside of Stanfield, the methane plant will send the natural gas it captures to Los Angeles. The remaining digestate will be processed into fertilizer at the Stanfield plant.  How cool is that?

With companies nationally looking for “greener” locations, Pinal County may just be a prime location for them to land. What more could a manufacturing company ask for? A county assisting and encouraging sustainability plus the added bonus of location for easy transportation.  

I live in Pinal County in the city of Casa Grande which is strategically located at the intersection of two major interstates, I-8 and I-10. It’s just 45 minutes south of the Phoenix Airport and an hour north of Tucson. Running through Casa Grande, the Union Pacific Railroad’s mainline is like an interstate to the world as it runs goods that get shipped to Asia. All of which is an economic developer’s dream. 

I’ve tried to learn as much as I can about “green” features as I hear more about them. In 2017, I was the first realtor in Pinal County to get my “GREEN” designation. It’s now 2023 and I am still the only realtor here with the designation.  I get excited to hear about environmentally friendly solutions, failures we can learn from and I love to promote successful green alternatives where I can. PhoenixMart Expects To Create 7,900 – 10,000 U.S. Jobs

Spanning nearly 3 American football fields wide and nearly 6 football fields in length, PhoenixMart‘s 585-acre master-planned community is one of the largest single level trade centers in the United States. Entrepreneurs and existing businesses will be connected with thousands of new buyers to help drive down their cost of customer acquisition, and make it easier to seize new markets.

The concept of this commerce center is new to the U.S. but, it has already been successful in China, France, and Dubai. Conservative estimates suggest there will be 3 million visitors within it’s first year of operation making PhoenixMart second to the Grand Canyon which gets 4.6 million visitors per year.

Well, of course, the project hopes to create thousands of  American jobs. The EB-5 Immigrant Investor Program is funding the project. EB-5 is a federal economic stimulant program. It was created by the Immigration Act of 1990 for the purpose of stimulating the United States economy by job creation through capital investment by foreign investors. These investments are made directly to United States Citizenship and Immigration Services (USCIS) approved regional centers that assume the responsibility of creating jobs.

PhoenixMart is a platform for U.S. job growth. Encompassing it is the North American, Logistics, Trade and E-Commerce City, NALTEC, which includes lodging, dining, and entertainment options for visitors of PhoenixMart and job opportunities for area locals in and near Casa Grande, AZ.

PhoenixMart alone is projected to create 3,500 jobs within it’s building and more than 10,000 jobs across the United States. Although 14 people are presently engaged in full-time leasing efforts, they are currently hiring more leasing reps to lease greater than 1,700 spaces in 2015.

On such a massive project, you must keep an open mind and understand that delays are expected. So long as the government remains involved, there’s no telling what other delays are ahead. That in itself should be enough said on that subject. Estimated dates are just that, estimates. In my opinion there is nothing wrong with remaining optimistic with their goals. Hang in there. The day will come.

It’s not because it’s in Arizona just outside of Phoenix. It’s also a common misconception that Dragon Mart in Dubai had something to do with it because that facility has often been used to compare the business model that PhoenixMart emulates. Just to clarify, Dragon Mart and PhoenixMart are not in any way related or affiliated with each other either.

For many years, the US was the leader in manufacturing worldwide.

 Over time, with other countries entering the global market and the shift of US products being manufactured offshore, our great country lost that leadership. Now, we have seen the huge ‘reshoring’ efforts of major companies that are bringing their manufacturing BACK to the US as they found that offshoring was sacrificing too much quality in their products. In addition, the demand for US made products has been increasing quickly worldwide. PhoenixMart Construction Really Did Start in 2014

PhoenixMart Construction Of Entry Complete

After overcoming so many challenges to be expected on such  a mega project like this, it’s impressive to see the dirt moving and taking form already. Starting with their historic ground-breaking back in early November of 2013 and now the completion of their entryway monuments, PhoenixMart IS progressing! The PhoenixMart construction project is split up into horizontal work, the building itself, and 3 different infrastructure projects. You may not see this work but, that doesn’t mean that nothing is happening.

  1. Horizontal Work – Began this summer of 2014 with the entryway signage. You’ll continue to see roadways and other grading as well.
  2. The Actual Building – Starting some time in the last quarter of 2014, presumably by the end of November. Yes, before utilities. No worries, it’s ok.
  3. 3 Infrastructure Projects – Electric, Sewer, and water are expected to begin by the beginning of the new year. This will not change the progress of construction.

They have looked into “Green” products and will continue making an effort to be as energy efficient as possible. The Casa Grande-based Electrical District No. Two, or ED2, is designated to the site and doesn’t have incentives to make solar financially feasible for the site.

When might we see the grand opening of PhoenixMart?  

They are still shooting to have the grand opening at the end of 2015. That grand opening all hinges on how things progress once vertical construction happens.  That may just push the grand opening date to the very beginning of 2016. They say the building itself is a simple tilt-wall construction and can be completed within 12 months of it’s start date.  I guess we’ll just have to wait and see how the PhoenixMart Construction goes. To their credit, they have been pulling things together most impressively in my opinion.

Location:

At an elevation of about 1395 feet, Casa Grande is strategically located at the intersection of two major interstates, I-8 and I-10. It’s just 45 minutes south of the Phoenix Airport and an hour north of Tucson. Running through Casa Grande, the Union Pacific Railroad’s mainline is like an interstate to the world as it runs goods that get shipped to Asia. All of which is an economic developer’s dream.

A home in Casa Grande is part of a smaller community where housing is more affordable than the two bigger cities it sits between. With a population of over 50,000 in 2013, the previously known as “bedroom community” is growing fast. We now have a Westcor shopping center, The Promenade Mall, Sam’s club and plenty of grocery and retail store options. Chandler is only about a 30 minute drive if you enjoy shopping in the big city.

Weather:

Our warm season runs from the end of May through late September with an average high of 96°F and average low of about 76°F. On average, July is our warmest month around 107°F for the high and December is the coolest month around 68°F for the high.

Housing Market Information:

Over 50% of Casa Grande’s housing was built since 2000, making the city’s housing and real estate some of the newest in all of America. A home in Casa Grande has a newer feeling and fresh first impressions. Home construction continues to get more energy efficient so, if you like the amenities of newer homes, you will probably like what Casa Grande has to offer.

Despite the nationwide downward spiral of the housing market, Casa Grande home appreciation rates continue to be some of the highest in America and about 70% higher than any other city or town in the state of Arizona. Get More Specific Figures.
